Our Pipes to Permit Process There are many steps to cover with a basement conversion. We'll make sure you're covering all your bases so you build what you can afford and maximize your return.

Step 2: Structure Overview Your existing home will determine much of what can and can't be done, which actually makes the process easier than if you were starting from scratch. We'll talk about square footage, entryways, headroom, windows, and everything else important.
Step 3: Budget Once we know what you're looking to do with the space and what the current space entails, we'll be able to provide you with a rough budget for your project. This budget will change as your thoughts change, but it's important to have a rough number in mind before you get too deep.
Step 4: Return on Investment Once we have a rough budget for your project and understand how you want to use the space, we can help you determine when you're going to recoup your investment and make a financial roadmap for you.
Step 5: Project Financing There are many creative ways to finance your basement conversion project. We'll walk you through options with private lenders and banks to see if you have the money to make the basement project happen.
Step 6: Design Work with us to map out a basic design for your basement conversion. Our designers have great experience working with small spaces, low light, and low ceilings and can do wonders to make your new basement feel exactly the way you want it to. If your project is more complicated and requires architects, we can help with that, too.
Step 7: Bids Once we have an idea of the overall design of your new basement, we'll help you find and talk with contractors in your area to get multiple bids, whether you're going to hire a general contractor or a team of sub-contractors. We'll help you decide which bids to take based on the pricing breakdown they give you.
Step 8: Permit After we consult with contractors or sub-contractors, we'll revisit your design and make any changes needed to stay within your budget. We'll then complete your plan drawings and get them ready for approval at the city planning department.
Once your project is permitted, you'll be off to the races! We're happy to keep helping manage your project as needed for an hourly rate.
